We realize you're coming to Sonoma to have a good time and want to keep the house rules as clear and straightforward as possible, but please read them to make sure you understand our expectations and to avoid any surprises. Our property is located in a residential area and out of respect for all of our neighbors we have specific guidelines related to noise, parking, and events (all outlined below). By confirming your booking and paying your required deposit, you are agreeing to all terms outlined below.

PROPERTY POLICIES
CHECK IN & CHECK OUT
Check in Time: 4pm
Check out time: 12pm Noon.
This gives our cleaning team the appropriate time to make sure the place is ready for the next group that stays after you.
Late Check Out: Staying past check out time creates a logistical problem and unless expressly permitted by management. There is no fee for advanced, approved late check outs, but unapproved late check outs will be charged at $250 per hour, or fraction thereof.
Check out includes fully vacating the premises, including all vendor/event equipment that may have been delivered on site.
CHECK OUT INSTRUCTIONS
The property will be inspected, sanitized and cleaned prior to your arrival and after your departure. Guest should try to leave the property in the same general condition at check in meaning:
a) Any debris, rubbish and discards removed from the home.
b) Silverware, dishes and all used cooking utensils cleaned up.
c) Put back any furniture or items that have been rearranged (inside and outside the home).
d) All remote controls left in plain sight.
e) Fridge & unit should be left clean & free of perishable food.
f) Lounge chairs equipment, etc. put back in place.
g) BBQ cleaned with brush.
h) All lights, heater, appliances, etc (when available) must be turned off.
i) Please make sure all doors and windows are closed and locked.
j) please remove used sheets and towels and start a washer load with them before leaving so our cleaning crew can be efficient in getting the house ready for the next guest.
PARKING
There is plenty of places to park your car. Just be aware of landscaped areas.
HOUSE RULES
Your reservation shall be cancelled without any refund if any of these rules is not followed:
NO Pets Allowed
NO Smoking Allowed
NOT Safe for Kids (There is no pool cover or security fence around the pool)
NOT Wheelchair Accessible (2 flights of stairs)
NO parties allowed
ABSOLUTELY NO SMOKING:Absolutely no smoking inside the property. Any type of smoking inside the property is subject to an additional $500 deep cleaning fee.
OVERNIGHT GUESTS ARE NOT PERMITTED UNLESS INCLUDED ON THE INITIAL RESERVATION: Your initial reservation has to account for every guest that would overnight in the property and that number should never overpass the maximum occupancy established in the listing.
NO PARTIES OR GATHERINGS: Parties or gatherings are absolutely not permitted. Please respect the space, the neighbors, and guests at the neighboring properties, thank you.
NO PETS: Pets are not permitted at any time.
ADDITIONAL RULES
SHOES: Please kindly don’t wear shoes in the house to help reduce dirt and debris. Be specially mindful of wet feet from the pool.
QUIET HOURS: Please be courteous to the neighbors and keep noise levels low, especially between the hours of 10pm-7am. No amplified music outdoors after 10pm.
FURNITURE: Please don’t move furniture around the home to avoid damages to the floor. Also, always use placemats and cup mats to avoid leaving any stains.
ACCIDENTAL DAMAGES: Your rental agreement includes a security deposit protection plan. The home will be inspected after departure. Please, make sure that you notify the owner of any damages or breakages prior to departure, otherwise, the security deposit protection is void and your credit card will be charged for the cost of repair/replacement. The most common damages include stains on towels, linens, and carpet. If damage is found to be excessive, or caused by negligence it will be covered under the policy.

Streaming device: Single Samsung TV remote to access all streaming applications. Guests will have to log into their streaming account and pay for their own purchases.

POOL HEATING
Pool can be heated for an extra charge. Please contact the owner for pool heating options and scheduling.
You agree to follow standard safety procedures and all instructions. You also agree that no glassware is allowed near the pool and that you must use only plastic cups (available in the kitchen) when near or in the pool. If glass is found in the pool after your stay a minimum $500 fee will apply.
HOT TUB
We have a beautiful Japanese Cedar hot tub on the property for guests to use. Hot tub should be heated already. Please DO NOT make any temperature or pump timing adjustments to the hot tub without permission from the owner.
You also agree that no glassware is allowed near the hot tub and that you must use only plastic cups (available in the kitchen) when near or in the hot tub. If glass is found after your stay a minimum $500 fee will apply.

Trash:
We have multiple trash cans in the unit for use. Extra trash bags are in the cabinet below the sink.
Trash bins are out front so please put any filled up trash bags in the appropriate bins during your stay and before you checkout.
Trash night is Thursday night and we have our maintenance team take the trash bins out to the street on Thursday night. They will also bring them back in on Friday when trash has been taken.
PROPERTY MAINTENANCE SCHEDULE
Our landscape maintenance team comes every Friday usually in the afternoon to mow, blow and weed the front and back yard.
Pool service comes every Tuesday usually in the mornings.
Maintenance team will also take the trash bins out to the street on Thursday night and bring them back in on Friday.
**They all have access to the landscaping on the property so don’t be surprised when you see them working away to keep the place up to par.
